A 20% non-refundable deposit (Unless I W Lee carpentry Ltd cancel) is required to start securing materials for the work to commence.
A typical day is between 8 am and 5 pm. On the odd occasion we may have to stay a little later.
A five percent retainer may be held back from the final payment until any snagging which may be outstanding has been completed.
It may be the case where certain stages maybe complete at the same time and not in the order stated above.
All Materials remain the property of W Lee Carpentry Ltd until the final invoice has been paid in full
I will not ask for additional money for materials or labour unless you the customer, the building inspector or structural engineer request additional works to be carried out.
If I uncover previous work which has been done incorrectly, I will inform you the customer and advise the best way forward with a costing to rectify the work.
It will then be the customer choice to proceed.
Any extra works requested are chargeable at £55.00 per hour per man and will be agreed in writing, text/email acceptable prior to works being done.
Extra works to be quoted up on request of the customer. (This is the preferred option)
Any drainage works which is deemed to be ‘PUBLIC’ by building control and/or Anglian Water which require Anglian Waters involvement will involve fees payable to Anglian Water.
Attaching on to a public sewer will involve additional works and costs.
Any underpinning deemed necessary on the existing property by the building inspector or structural engineer will require additional money. No underpinning has been allowed for within the quote.
All electrical works are based upon the existing meeting current regulations and does not require upgrading. The electrical fittings quoted are to be white unless stated within the quote.
All plumbing/heating works are based upon the existing system being able to cope with the additional requirements. The radiators quoted are the steel panel radiators unless stated otherwise within the quote.
It is the customers responsibility to seek the relevant agreements for the Party wall if required.
I am happy to help with this if needed. A small fee will be required of £180 INC VAT.
Customer to allow access to water and power for the purposes of the building works.
W Lee carpentry LTD will provide a site toilet.
W Lee Carpentry Ltd will provide a safe and secure site. When doing any knock through and or demolition every reasonable attempt will be made to keep your home secure and the dust to a minimum.
All Materials supplied by W Lee Carpentry LTD will be fit for purpose and meet the current building regulations and will be repaired or replaced free of charge if still with the warranty period.
Any materials supplied by the customer which are defective or later develop a fault. A charge will incur if needed to be replaced or repaired by W Lee carpentry LTD.
W Lee Carpentry Ltd will carry out all work with skill, care, due diligence and to all relevant building regulations and standards.
If W Lee carpentry must cancel before the works start due to unforeseen circumstances the deposit will be returned in full.
All rubbish/waste will be disposed responsibly by W Lee Carpentry Ltd.
